The first two weeks decide the number

98.9%
of asking price when it sold inside 14 days. That's 12 of the 23 sales.
90.6%
of asking price when it sat past 60 days. That's the other end, 4 sales.

Nine points of price difference on the same product in the same market. The window is short, it opens once, and everything below is built around owning it.

How Buyers Actually Find Your Condo

Zillow and Realtor.com decide how many buyers ever see it

Getting on the portals is not the same thing as being seen on them. This is the part most agents here don't know, and it's the single biggest reason my listings outperform.

Here's the mechanism. Zillow scores every listing on how complete it is. Photo count, whether there's a 3D tour, whether there's a floor plan, video, how many data fields are filled in, how long the description runs. A listing that scores high gets treated as a higher-quality listing and gets served to more people, higher in more search results and in more buyer email alerts. Then the buyers who see it stay on the page longer, save it and share it, and that engagement feeds straight back in and pushes it further. A thin listing goes the other direction. Fewer impressions, less engagement, less reach. Same condo, same price, a fraction of the audience. Realtor.com works on the same logic.

Zillow's own data
37% more views
Zillow published that listings with a 3D Home tour averaged 37% more views and sold 14% faster than listings without one. It's a free feature and this market almost entirely ignores it.
What the score rewards
Completeness
Every media type present, every data field filled, a full description. Not one thing done well, all of them done. That's the input, and it's almost entirely within our control before the listing ever goes live.
Compounding
Week one is everything
The reach advantage compounds fastest right after launch, which is the exact window the market data says sets your price. A listing that starts strong stays strong. One that starts thin never catches up.

My Marketing

What ships with your listing

Every item below is standard, and all of it launches the same day, so the portals grade your listing at full strength from hour one.

Syndicated and advertised across
Zillow realtor.com Google Ads
What shipsWhy it's on the list
Professional photography, shot in seasonThe heaviest weighted completeness signal, and the first thing a buyer judges
Matterport 3D walkthroughHolds a buyer on the page for minutes, which is the engagement the portals read
Zillow 3D Home + interactive floor planNative to Zillow, where the reach benefit is largest, and free
Floor plan in the photo setCounts as media, gets screenshotted and forwarded, answers the layout question cold
Drone and aerialMore media types, and it sells the one-block-to-the-beach location instantly
Complete MLS data and full-length remarksEvery field filled is a scoring input most agents leave blank
Its own single-property websiteWhere every ad, agent and inquiry lands, with nothing left unanswered
Facebook and Instagram adsPuts the listing in front of feeder-market buyers who aren't searching yet
Google retargetingFollows everyone who viewed the listing until they come back
Full document package at launchA buyer's agent who can answer questions in one sitting writes a stronger offer
Written seller report every TuesdayYou never have to call and ask how it's going

Who You'd Be Working With

Fifteen years in this market, and a digital marketing expert

I've sold real estate full time on the South Jersey Shore, and only here, since 2012. Most of my business is exactly your profile: second homes, vacation condos and rental-income properties. The difference is how I market them. I came at this from the digital marketing side, so I build listings for the portals and the ad platforms first, and that's why my listings move at the numbers below.

My average days on market

Individual agents, 2026

Read those two numbers against the market data at the top of this page. The Ocean City median for a 2-bed condo is 13 days on market at 98.2% of ask. My average across everything I sell is 6 days at 99%. That gap is the marketing, and it's the entire argument for hiring me.

What Ocean City sellers say

“He treated my property like it was a million dollar property. I've dealt with over 25 realtors and he doesn't just list it on the MLS and walk away like most realtors.”
