Getting on the portals is not the same thing as being seen on them. This is the part most agents here don't know, and it's the single biggest reason my listings outperform.
Here's the mechanism. Zillow scores every listing on how complete it is. Photo count, whether there's a 3D tour, whether there's a floor plan, video, how many data fields are filled in, how long the description runs. A listing that scores high gets treated as a higher-quality listing and gets served to more people, higher in more search results and in more buyer email alerts. Then the buyers who see it stay on the page longer, save it and share it, and that engagement feeds straight back in and pushes it further. A thin listing goes the other direction. Fewer impressions, less engagement, less reach. Same condo, same price, a fraction of the audience. Realtor.com works on the same logic.
